Energy performance certificate “not required” on 4 bed and 3 bedroom homes

With all the  bad press about the Energy performance certificate, if you want to avoid having,

  • A. To pay for It.
  • B. Have some stranger come clumping around your home talking rubbish. see Energy performance abuse 

Market your home with an Estate agent or in your local paper like this:-

 Assuming you have a 4 bedroom and larger home from August 1st [although the House of Lords have voted to scrap HIPs]

Call your bedroom Rooms [there is no legal definition of a bedroom]

4 room home for sale [estate agents will market your home this way]

3 receptions 2 bathrooms

Fitted Kitchen 

Patio and gardens to side and rear

Double Garage £275000

Bedrooms will disappear from estate agents jargon shortly, and be replaced with ROOMS. This means you and they are noT required to provide a HIPs pack or the EPC.

For the home buyer the cost of HIPs would have been loaded in the price of the Home anyway, so you are now £700 better off.. Save save all round.

  1. What a load of tat! the buyers market will insist on a hip regardless of whether you call your accomodation rooms or otherwise.
    surely if the market (and lets face it, quite a savvy bunch) learns of the terminology (about 30 secs in most cases) they will want to know why the vendor is trying to avoid the hip. common sense dictates the cost of the hip will be included in the final selling price anyway.
    Again, another attempt by the naea to derail a worthy product!!!
    sellers are usually buyers after all.

    Actually home buyers are not interested in HIPs as they have been proven to supply nothing of any value.

    And home sellers don’t want to spend funds on what is just another useless property tax. To then load the £700 on the price of the home.

    As usual when the truth and the facts of the matter, start to bite the idiots come out of the woodwork.

  5. Its bin a while since I read such rubbish. All DEAs will be accredited and can be “struck off if they cant do there job. Sure, if you want to spend the rest of your life paying for somethig you know nothing about then EPCs are a waste of time, a bit like invading a country whilst knowing nothing about how youre going to look after it .
    Would you buy a house from someone whos hiding facts and figures,try this for an estate agents description,
    House for, bought as seen, sue me if I stitch you up.
